Ask most people to name India’s costliest cities and they’ll say Mumbai, then Delhi. For living costs, that second answer is now out of date.

Average residential prices in Gurugram sit between ₹9,000 and ₹14,000 per sq ft. Golf Course Road, the city’s top address, can command more than ₹34,000 per sq ft. Prices on that corridor have reportedly grown about 117% since 2019.
That puts Gurugram firmly among the most expensive real estate cities in India, even though many lists barely mention it.
A few practical points if you’re looking at Gurugram:
- Compare prices on carpet area, not super area. The loading can change your real cost per sq ft a lot.
- Check the project’s HRERA registration and the promised possession date.

Mumbai. The costliest city in India, and it isn’t close. Land is scarce, rents are the highest in the country, and a single professional spends ₹30,000 to ₹60,000 a month before rent (Numbeo).
Delhi. Monthly spending for one person runs about ₹22,000 to ₹50,000. Averages are pulled down by lower rents in much of the city, yet Jor Bagh tops ₹55,000 per sq ft and Lutyens’ bungalows have sold for over ₹1,100 crore this year.
Pune. IT salaries went up and living costs followed. Monthly spends of ₹25,000 to ₹45,000, with far less rent pressure than Mumbai.
Bangalore. A wide ₹20,000 to ₹50,000 monthly range, because the corridor you choose matters. Koramangala, Whitefield and Electronic City are three very different price points.
Noida. Often left out, and it shouldn’t be. Max One in Sector 16B sold at ₹37,000 per sq ft, a Noida record. Sector 150 averages closer to ₹13,350.
Hyderabad. Salaries stretch further here. Monthly costs range from ₹12,000 to ₹50,000 (reported data).
Ahmedabad. Families now spend ₹50,000 to ₹85,000 a month. GIFT City’s fintech growth is drawing new demand into the western suburbs.
Chennai. Mostly moderate, except along the coast. Besant Nagar leads well ahead of Adyar and Anna Nagar.
Kolkata. The cheapest metro to live in (₹20,000 to ₹40,000 a month), with Park Street priced like a much costlier city.
