M3M announced GIC in November 2025 as its first move into integrated township development, with a reported investment of about ₹7,200 Cr and a topline target of roughly ₹12,000 Cr. Launch coverage placed the first phase at around 50 acres carrying close to 300 plots, targeted for completion by March 2027, with the wider build-out running towards 2029. M3M has also indicated the holding could grow towards 200 acres.
The paperwork here is unusual and worth understanding before you buy. GIC is licensed as an industrial plotted colony under the Enterprises Promotion Policy 2015 (EPP-15), not as a conventional residential colony. Homes sit in pockets carved out of that same licence: M3M Forestia West takes 7.2262 acres of the 16.47-acre pocket marked AGH-1 Pocket-A, and M3M states in writing that it is not an affordable-housing project under the 2013 policy.
Two components are live on M3M's own GIC material. The residential side is Forestia West, seven-plus acres of 3 BHK apartments planned around a landscaped Central Grove. The working side is M3M Innovation Park, pitched at data centres, EV and clean-tech manufacturing, biotech and pharma, and logistics. Retail avenues and social infrastructure appear in launch reporting and marketing decks, but have not yet surfaced as separately registered projects.
Manesar is a working town before it is a residential address, and that is the honest frame for GIC. IMT Manesar — Maruti Suzuki, Hero MotoCorp and several hundred ancillary units — sits minutes away, and NH-48 carries Delhi–Jaipur traffic straight past the site. That industrial character is exactly why apartment rates across Manesar average roughly ₹8,000 per sq. ft. on portal data, far below Golf Course Road or Sector 65.
