M3M Merlin is a delivered, ready-to-move residential project in Sector 67, Gurugram, about 1.5 km from Sohna Road and 3.9 km from Golf Course Extension Road. Built on 13.34 acres under DTCP licence 53 of 2011, it has 599 dwelling units including EWS, with 3 BHK apartments of roughly 1,844–2,660 sq. ft., 4 BHKs of about 3,100–3,850 sq. ft. and penthouses of up to ~5,136 sq. ft. Possession began around 2017. On the resale market, 3 BHKs list from about ₹3.6 Cr* and 4 BHKs from about ₹5.8 Cr*.
Merlin was one of M3M's early group-housing launches, licensed in 2011 and sold on a Singapore-style plan: towers of up to 21 floors arranged so that most apartments look over the central greens, with roughly half the site left open. Several listings credit the design to DP Architects of Singapore. Nine years after handover the landscape has matured, which no new launch in the sector can offer.
The development has 599 dwelling units counting the EWS flats, which works out to roughly 510 main apartments spread across 10–11 towers (portal counts differ). The mix leans large: 3 BHKs start a little above 1,800 sq. ft., 4 BHKs sit above 3,100 sq. ft., and a small collection of penthouses, some laid out over two levels, goes up to about 5,136 sq. ft.
Merlin is also where M3M is adding new supply. M3M Opus is a single 34-floor tower of 134 three-bedroom residences on about one acre inside Merlin's 13.34-acre licence, registered separately as RERA-GRG-1734-2024. Buyers can therefore choose within one campus: a lived-in Merlin apartment at resale prices, or a new Opus home with a 2029 completion target.

What you get at Merlin that a new launch on the same road can't give you.
Possession started around 2017, so you can inspect the actual apartment, the view from your floor, the neighbours and the standard of maintenance before you pay — the biggest advantage over an under-construction launch in Sector 67 or nearby.
The Singapore-style plan pushes the towers towards the edges and keeps the middle of the site green. Listings describe roughly half of the 13.34 acres as open space, with most apartments facing the landscaped centre.
Even the entry 3 BHK is above 1,800 sq. ft., and many listed 3 BHKs fall in the 2,000–2,450 sq. ft. band. 4 BHKs start around 3,100 sq. ft., generous for the Sohna Road side of Gurugram.
M3M built a limited set of penthouses at the top of the towers, with super areas reported at around 5,136 sq. ft. They rarely come up for sale, and when they do, pricing is negotiated case by case rather than by the per-sq.-ft. rate.
A new 34-floor tower, M3M Opus, is being built on about an acre within the Merlin licence. It adds 134 new 3 BHK homes with their own lounge and club offering, and gives buyers a new-build option at the same address.
Sector 67 is about 1.5 km from Sohna Road and 3.9 km from Golf Course Extension Road, with Airia Mall 3.7 km and IGI Airport roughly 25 km away. Alpine Convent School is within a kilometre of the gate.

The residences
Large floor plates and a green-facing plan are what buyers pay for here; the specification is typical of Gurugram's 2011–2017 luxury projects.
Listings for Merlin consistently mention imported marble in the living and dining areas, engineered wood in the master bedroom, VRV/VRF air-conditioning and modular kitchens with hob and chimney. The homes are close to a decade old, so what you actually get depends on how the owner has kept or upgraded them — check bathrooms, AC units and window seals in person.
Layouts vary by tower. 3 BHK plans run from about 1,844 sq. ft. to 2,600+ sq. ft., and some of the bigger ones are marketed as 3.5 BHK with a study or staff room. 4 BHKs start around 3,100 sq. ft. Ask the seller for the approved plan and the carpet area rather than relying on the super area alone.

The towers stand, residents live here and possession began around 2017. You're buying what you can see, and you can move in or rent out soon after registration.
Sector 67's position between Sohna Road offices and Golf Course Extension Road supports rentals; listings put 3 BHK rents at around ₹70,000–₹1.1 lakh a month*, depending on size and furnishing.
New-build pricing at M3M Opus — reported above ₹19,000 per sq. ft. at launch — gives a same-campus reference point, which can help support Merlin's resale rates over time.
At roughly ₹17,000–19,000 per sq. ft.*, a Merlin 3 BHK costs less per sq. ft. than most new luxury launches on Golf Course Extension Road, while offering a comparable or larger floor plate.
The caveat
Merlin's price growth has slowed — one portal shows rates dipping about 1% quarter-on-quarter into mid-2026 — and a building completed around 2017 needs more upkeep than a new tower. Loading on super area was typical of that era, so compare carpet areas. Construction of Opus inside the campus may also bring a few years of site activity nearby.
M3M India, founded in 2010, grew from Gurugram's luxury high-rise segment into one of the city's larger developers, with projects across Golf Course Extension Road, Sohna Road, the Dwarka Expressway and Noida.
