Sector 111 sits at the Delhi end of the Dwarka Expressway, a few minutes from the Haryana–Delhi boundary. The expressway itself is a 29 km road of which roughly 19 km falls in Haryana; that Haryana stretch opened to traffic in March 2024 and is linked to IGI Airport by a tunnel, which is what changed the arithmetic for addresses like this one. Crown was launched in November 2022, before the road opened, and has been building through the period when it did.
The organising idea here is water rather than golf. M3M's own material for Crown leads with a waterfront club, a designer lake and multi-themed gardens — a butterfly valley and ornamental park, a mist garden, a French garden, a zen garden and a bamboo forest — with roughly 70 per cent of the site kept as open-air landscape. The amenity programme is quoted at about 75,000 sq. ft.*, and the central green at around 5.5 to 5.7 acres* depending on which listing you read.
M3M's floor-plan set names towers up to number 14, with unit plans published for eleven of them (T1, T2 and T6 to T14); channel listings settle on 11 towers and about 1,332 homes* for the registered Phase-1, with reported heights between G+27 and G+32. Those are listing figures rather than developer-published ones, so ask for the tower schedule attached to the HARERA registration before you treat any of them as final.
Crown shares the SCDA address with several other M3M projects — M3M Capital and M3M Mansion in Sector 113, M3M St Andrews alongside them, and M3M Residences by Elie Saab in Sector 111 itself — plus the 113 Market and Capital Walk retail blocks. Crown is the mid-rise family product in that group: bigger than a compact 3 BHK, well short of the branded-residence price bands next door.
