Overview
The short answer
M3M Woodshire is a completed residential project by M3M India in Sector 107, Gurugram, on the Dwarka Expressway side of the city close to the Delhi border. Spread over about 18.88 acres with 18 mid-rise towers and roughly 984 apartments, it offers 2 BHK homes of about 1,355–1,536 sq. ft., 3 BHK homes of 1,943–2,361 sq. ft. and 4 BHK homes of 2,746–2,768 sq. ft., plus a few penthouses. Launched in 2012 and ready to move since around 2017, it now trades on resale from about ₹1.15 Cr* for a 2 BHK. M3M's page does not display a RERA number for the project.
Woodshire was one of M3M's early bets on the Dwarka Expressway, launched in 2012 when much of the corridor was still open fields and an unfinished road. More than a decade on, the expressway is open, the surrounding sectors have filled in, and Woodshire has become a settled society with maturing landscaping, a working clubhouse and residents who have been in place for years.
The planning leans horizontal rather than vertical. Eighteen mid-rise towers, most around 14–15 floors according to resale listings, sit on nearly 19 acres, and M3M states that 70% of the site is open space. The effect is closer to a green residential campus than a skyscraper cluster, with walking room between towers and play areas within sight of the homes.
Unit sizes are generous for the price band. The 2 BHK starts at about 1,355–1,366 sq. ft., with a 2 BHK + study of around 1,534–1,536 sq. ft. The 3 BHK is about 1,943 sq. ft., a 3 BHK + servant room about 2,361 sq. ft., and 4 BHK + servant layouts run to about 2,746–2,768 sq. ft. Penthouses of roughly 3,500–3,600 sq. ft. exist in small numbers.
Location is Woodshire's quiet advantage. M3M places the Delhi border right next to the project, Dwarka Sector 21 Metro about 10 km away and IGI Airport about 12 km, which makes it one of the more airport-friendly M3M addresses in Gurugram. For buyers weighing newer high-rises on the corridor such as M3M Crown, Woodshire is a lived-in alternative at a lower entry price.

Key highlights
Why buyers on Dwarka Expressway still shortlist a project launched more than a decade ago.
M3M states that seven-tenths of Woodshire is open space. With mid-rise towers rather than skyscrapers, that shows up as lawns, walkways and play areas between buildings instead of a single podium garden.
Roughly 984 homes over nearly 19 acres works out to about 52 homes an acre, a comfortable density for a gated community. You notice it in the space between towers and the absence of crowded lift lobbies.
A 3 BHK of about 1,943 sq. ft. or a 4 BHK of up to about 2,768 sq. ft. would cost far more on Golf Course Extension Road. Families moving up from a 2 BHK get noticeably more room per rupee here.
M3M lists IGI Airport at about 12 km and Dwarka Sector 21 Metro at about 10 km. Frequent flyers, and families with ties in Delhi, find this side of Gurugram far easier than the city's southern sectors.
The clubhouse is spread across more than one level, with a gym, recreation spaces and indoor activities. M3M's own images feature the recreational hub and the gym, the two spaces residents use most day to day.
Entry runs through a three-tier security system, as highlighted by M3M, backed by CCTV coverage. For families whose children use the open play areas, that layered access control is a practical comfort.

The residences
Woodshire's layouts were planned when Gurugram apartments ran larger, and it shows in the sizes.

Most towers are mid-rise, and listing material describes many apartments as open on three sides, which helps cross-ventilation and daylight. Resale listings often mention park-facing or road-facing views, so check the facing of a specific flat in person rather than relying on the plan alone.
Published specifications include laminated wooden flooring in bedrooms, vitrified tiles in living areas, anti-skid ceramic tiles in the kitchen and split air-conditioning in bedrooms and living rooms. After around nine years of occupation, condition varies a lot between units, so budget for refurbishment if a flat has not been updated.
About 1,355–1,366 sq. ft., or around 1,534–1,536 sq. ft. with a study. The entry point, with resale asks from roughly ₹1.15 Cr*.

Location & connectivity
Sector 107 sits on the Dwarka Expressway side of Gurugram, next to the Delhi border, which changes the usual Gurugram commute.

Delhi & the airport: M3M places the Delhi border right beside the project and IGI Airport about 12 km away, with Dwarka Sector 21 Metro roughly 10 km off.
Highways: The Dwarka Expressway runs close by, and NH-48 (the old NH-8) is about 15 km away for trips to Cyber City and central Gurugram.
Schools & healthcare: The Shikshiyan School is about 1.4 km away and a local medical centre about 2.5 km, per M3M. Larger hospitals are a drive away, as is common across this corridor.
Distances as published by M3M and listing portals; drive times vary with traffic and route.

The investment case
The honest version: Woodshire is a value-and-space buy, not a new-launch story.
At roughly ₹9,650–10,300 per sq. ft.* on resale, Woodshire costs about half the per-foot rate of Golf Course Extension Road apartments, for larger layouts.
The Dwarka Expressway, once a long construction site, is now an open, working road, and a wave of newer high-rise launches has kept buyer attention on the area.
With residents in place since around 2017, you can judge maintenance, water, power and the neighbours before buying, rather than trusting a brochure.
About 12 km from IGI Airport and right by the Delhi border, Woodshire suits buyers whose work or family pulls them towards Delhi and Dwarka.
The caveat
Woodshire is close to a decade old, so some units need updating and the specification is a generation behind newer Dwarka Expressway towers. Price growth has been steady rather than dramatic, with portals showing low single-digit quarterly moves. Check the flat's condition, maintenance dues and parking allocation carefully, and keep in mind that social infrastructure around Sector 107 is still thinner than in central Gurugram.

M3M India launched Woodshire in 2012 as one of its first large residential communities on the Dwarka Expressway. Its completion gives the developer a long, visible record on the corridor, and buyers of M3M's newer projects here often visit Woodshire to see how an M3M society holds up after years of occupation.
M3M's later Dwarka Expressway work is taller and more amenity-heavy, including M3M Capital in Sector 113 and M3M Crown in Sector 111. Woodshire is the earlier chapter: mid-rise, green and priced for space rather than spectacle.
