Brabus is worth understanding before the property is. The company was founded in Bottrop, in Germany's Ruhr region, in 1977 by Bodo Buschmann and Klaus Brackmann — the name is simply the first syllables of their surnames. It rebuilds Mercedes-Benz and other cars to order, and its Rocket 800 held the street-legal sedan speed record. Constantin Buschmann runs it now.
Its property record is short but real. In May 2025 Brabus announced BRABUS ISLAND at Al Raha Beach, Abu Dhabi, with Cosmo by Reportage Properties: about 100,000 sq m carrying 350 apartments in four towers plus 100 villas, priced from roughly €700,000 to €6.5 million, with handovers due from 2028. Interiors are offered in three fixed schemes drawn from the firm's car programmes. That is the template a Gurugram project would be working from.
On the Indian side, what is consistently reported — and nowhere confirmed — is that M3M is assembling several branded towers in Sector 58 behind the Ireo Grand Arch, with Brabus, Aston Martin and Bugatti attached to separate buildings. Figures circulating for the whole cluster run to around 32 acres and roughly 300 homes. No licence disclosure, filing or M3M announcement supports any of that.
The useful comparison is M3M's own last branded launch. In January 2026 the company announced Elie Saab residences in Sector 111, Gurugram: 300 four-bedroom homes of 4,200–4,650 sq. ft. from about ₹15 crore, roughly ₹37,000 per sq. ft., against a ₹2,000 crore investment. That is a documented number for what an M3M branded home actually costs — unlike anything currently quoted for Brabus.
