What circulates about Sector 58 is a cluster, not a single tower. Market write-ups through 2026 describe M3M assembling roughly 32 acres behind Ireo's Grand Arch and dividing it into six towers under three automotive names — Brabus, Aston Martin and Bugatti — with about 300 homes in total. No licence disclosure, regulatory filing or M3M statement supports those numbers, so treat them as market chatter rather than plan.
The Bugatti half of the claim is checkable, and worth checking. Bugatti's press newsroom carries exactly two residential releases, both dated May 2023, both about Bugatti Residences by Binghatti in Business Bay, Dubai, which Bugatti itself calls the first-ever Bugatti Residences in the world. Nothing in it mentions India. The marque sits inside Bugatti Rimac, whose shareholding changed again in April 2026 when Porsche sold its 45 per cent stake.
The address, by contrast, stands up on its own. Sector 58 is the first sector of Golf Course Extension Road, roughly 1.8 km from the Sector 55–56 Rapid Metro terminus, and it is where Oberoi Realty chose to make its Delhi-NCR debut. Three Sixty North launched here on 30 June 2026 at a basic rate of about ₹35,000 per sq. ft., with homes from ₹18 crore — a real, published benchmark for the sector.
So the fair summary is that the land, the developer and the postcode are credible, while the badge is not yet evidenced. Until HARERA issues a registration there is no sanctioned layout against which to measure a super area, no approved unit mix and no completion date that binds anybody. Sizes, elevations and garage sketches shown before that point can change lawfully and without notice.
Bugatti's own press newsroom, Porsche's newsroom, M3M India's published project list, HARERA records, the Savills Branded Residences 2025/26 report and Gurugram market coverage, checked September 2026. M3M has released no render, brochure or site photograph for this project, so every visual on this page is a representative image of a different M3M development.
